Frequently asked questions about the Townscape Heritage Initiative

You may find the answer to your query below

1.  How much grant will I get?

Occupied properties will get a grant of 80 per cent of all approved work (including fees). See Q11 if the property is vacant.

2.  Which buildings are eligible for grant?

We’ve identified old buildings which make a positive impact on the area. Initially there are 18 properties in Chapeltown and 46 properties in Armley who can apply for grant. Check with the THI Officer if your building is eligible.

3.  When can I apply for a grant?

You can apply now. Once all the funding is accounted for there will be no more grants so the sooner you apply the better.

4.  Is an itemised schedule of works needed.

The schedule of works tells you what the cost of each item of work is and ensures that all contractors price for the same work.

5.  Is routine maintenance grant eligible?

No, but repairs and restoration are.

6.  It seems too complicated to apply for grant.

The THI Officer will be there to help throughout the process if you have any questions or concerns please get in touch.

7.  Do I have to change everything to traditional features? Can I have modern security features and double glazing?

We want to make sure that the building is stable and weather tight but also improve how the building looks. You can include security and insulation as part of your scheme but we will need to agree their design.

8.  What will happen if I decided to sell my property after the work.

The conditions for a grant scheme will last for three years if you get less than £33,333 grant or 10 years if you get more than £33,333. So if you sell within this time you may have to repay a bit of grant but only if your property becomes more valuable because of the works. Our estimates indicate that this will typically be between 0 – 10 per cent of the grant received.

9.  Why do I need to use an architect or building surveyor, sometimes referred to as an agent, for my grant scheme?

To make sure the right work is carried out, that it is well designed and will last a long time. They will help you to apply for grants and ensure that you do not carry out unnecessary works. Your architect or surveyor will supervise the works on site and check that they have been carried out properly.

10.  Can I get any assistance for using an architect or building surveyor for my grant scheme?

As long as you use a registered architect or chartered surveyor their fees are eligible for grant funding at the same rate as the building work as long as your scheme is approved.

11. If my building is vacant, or partly vacant, can I still apply for a grant?

Yes, but the way we work out the amount of grant you can get will be different and based on the cost of the works and the impact on property value.

12. My building appears to be in good condition so it is not appropriate for me to apply for a grant scheme.

The grant is available for a limited time only there might be potential hidden problems with your building which might cause problems in the near future. A basic building survey would reveal this. If you then decided to apply for a grant and your application was approved you could get a grant for part of the cost of the survey.
